Decade after decade, it seems like real estate keeps coming through. While any asset class can have a down year – or even several down years in a row, as the real estate investment community saw 10 years ago – real estate remains a proven long term wealth generator year after year, decade after decade, and generation after generation.
That’s what makes real estate an ideal investment for your retirement portfolio – and even in a special kind of IRA, called a self-directed IRA.
Self-directed IRAs allow individuals to use their IRA funds to purchase rental property, rehabs/flips, private mortgages, tax liens, and much, much more. By using a self-direct IRA, an investor can utilize this “new” bucket of cash to acquire assets that they can better control and thus drive better returns to their IRA. Best of all, the gains from these investments go back to the IRA without any tax implications.
Some people still believe the myth that IRAs don’t allow you to own real estate. This is because Wall Street companies that only sell stocks, bonds, funds, annuities and other kinds of paper assets. They aren’t compensated to sell real estate, and so they don’t pitch it, other than to sell real estate investment trusts, or REITs, which are still securities, rather than direct real estate assets themselves.
But it is very easy for you to own real estate assets of all kinds within a self-directed IRA – even direct ownership of rental properties.

This month at BIG, we will be discussing How To Create Written Offers. This is the lifeblood of Real Estate Investing. If you plan on buying or acquiring houses, then this is a must-have skill. We will go into an in-depth analysis of how and why to create a written offer as well as giving you a method of tracking your offers.
One important thing to remember is that an offer is different from a purchase contract. A purchase contract is often a formal document written in legalese that no one – especially the buyer and seller – understands. On the other hand, an offer can be written in plain English on a Post-it note that makes sense to everyone!
In order to succeed as a real estate investor, you MUST be making written offers. If you write about 100 offers, you will most likely get a deal or 2, out of that batch. You will NOT get a deal if you are NOT making offers.

We’re continually told the importance of working outside the box. For real estate investors, this advice can’t be more wrong! “My name is Don DeRosa. I am a real estate trainer, mentor and full-time real estate investor actively buying, selling and holding properties each month for huge profits and long-term cash flow. When I first started almost 22 years ago, I thought I wanted to be a wholesaler and flip contracts because I thought I needed a bunch of cash to buy and hold, or buy and rehab houses. I was like everyone else starting out in this business. I didn’t have lots of money, so I thought wholesaling was the easy way to go.
Boy was I wrong. Fortunately for me I was introduced to a buying technique called “Subject-To” by a friend. This is a technique where the Seller deeds the property over to you (you own it) but leaves the loan in place and you simply continue to make the existing payments (you don’t have to go to the bank and qualify).
Well I must say this technique changed my life. Within the first 30 days of learning the Subject-To technique I bought 4 houses for one dollar each (yes, you read that correctly) and I have been buying them that way ever since.
I no longer have to sell the “Golden Goose” to make lots of money. Today I am working furiously at buying properties “Subject-To” using the existing financing on the seller’s home instead of having to go to a bank or a hard money lender for funding. This allows me to buy multiple properties fast, without coming up with all the purchase funds on the front end.
Subject-To is the perfect strategy to use in today’s market where easy funding is not readily available for investors to buy pretty houses. Buying houses “Subject-To” the existing finances is by far the most powerful technique is real estate today. You can control and own an enormous amount of real estate with very little money. Understanding how to get sellers to finance your deals is the ultimate investment strategy.

What does buying a house “subject to” really mean? After all, there are all types of subject to clauses one can put into a contract when buying a home. This includes subject to attorney review, buyers inspection, finding a quality resident (as in a lease-option), or as we’re referring here, the existing mortgage. Can an investor really just take over someone’s mortgage payment on their original loan, and have the deed transfered?
Absolutely!!
But why wouldn’t the seller just sell the home? Why would they give up equity or title? Why would they jeopardize their credit?
It seems to make no sense, but there are reasons why a homeowner would just hand over the deed. Unfortunately, bad things happen to good people, and sometimes they get themselves into tough situations or they just plain run out of time.

BUT, there is a time and reason to use such a tool, and there is no one better to show you how to use that tool than William Tingle.
