The Chattanooga economy is growing at about 6 percent a year and is expected to have one of the lowest median price levels for homes of the top 10. What does buying a house “subject to” really mean? After all, there are all types of subject to clauses one can put into a contract when buying a home. This includes subject to attorney review, buyers inspection, finding a quality resident (as in a lease-option), or as we’re referring here, the existing mortgage. Can an investor really just take over someone’s mortgage payment on their original loan, and have the deed transfered?
Absolutely!!
But why wouldn’t the seller just sell the home? Why would they give up equity or title? Why would they jeopardize their credit?
It seems to make no sense, but there are reasons why a homeowner would just hand over the deed. Unfortunately, bad things happen to good people, and sometimes they get themselves into tough situations or they just plain run out of time.
If this sounds like Thor's magickal hammer for acquiring properties, IT IS!
BUT, there is a time and reason to use such a tool, and there is no one better to show you how to use that tool than William Tingle.
For over 10 years William operated a real estate business where he wholesaled and rehabbed numerous properties each year but found his real niche in what he calls “Sub2”, buying subject to the existing financing. To date, he has taken the deed on over 500 properties and even though he “retired” in Belize in 2010, he still continues to buy 20 to 25 properties a year in this manner in select markets throughout the United States.

Bill Cook told us at Chattanooga REIA recently that real estate investing is simple, but it isn't easy. What about those people on TV that fix and flip houses? They make it look like it's a piece of cake. People, please remember, TV is for entertainment and fantasy. I will take the advice of someone who has realised their goals in life through investing much quicker than someone who is on TV just to entertain me.
As a new investor, it's a scary feeling of not knowing what to do, how much to offer, how to figure repair costs, paperwork, marketing to buy then to sell. Sounds like alot? There's even more that I can't go into here for sake of brevity.
One thing that I have seen my real estate teachers do, when they want to learn something new to them, is find someone who is already doing what they wanted to do and find a way to partner up with them. You can learn much more than any course could ever teach you when you partner up with someone with experience on a deal or a problem.
Why would an experienced investor want to partner up with me?
- Experienced investors want to do more deals

This month at BIG Chattanooga, we will be reviewing and discussing the previous two month's topics. In May, we had Joey English showing us multiple aspects of the Purchase and Sale Agreement, and for June, we had Larry Harbolt discussing about How to solve the sellers real estate problem, not replace ourselves in the sellers position.
If you attended either or both these events, bring your notes, your questions, and your examples if you practiced anything that Joey or Larry spoke about.
