Jeff is a recovering attorney who spends his time as a real estate investor. Jeff graduated early and with honors from Michigan State College of Law where he was the graduating class speaker. He also holds a M.B.A.
At 30 years old, Jeff checked the last item off his personal bucket list by climbing Machu Picchu. He was on top of the world. As he stood looking down at the lost Incan city, he had been living the life of his dreams. He was well travelled, having previously visited the Pyramids in Egypt, climbed to the top of Mt Sinai, swam with sharks in Belize, and backpacked alone around Europe. He was married to the girl of his dreams. He had a beautiful house in the suburbs and a thriving law practice. Two weeks later, he was in the hospital dying. His business was in disarray, his wife was barely holding it together and he was on his way to bankruptcy.
Today, at 41 years old, just over a decade later, Jeff is back on top. He is a millionaire, with over 140 residential units in his personal portfolio. He also owns multiple commercial properties. He is still married and continues to travel extensively. He is also co-host of the Old Fashioned Real Estate Show where the hosts drink bourbon old fashioneds and talk about real estate.

Decade after decade, it seems like real estate keeps coming through. While any asset class can have a down year – or even several down years in a row, as the real estate investment community saw 10 years ago – real estate remains a proven long term wealth generator year after year, decade after decade, and generation after generation.
That’s what makes real estate an ideal investment for your retirement portfolio – and even in a special kind of IRA, called a self-directed IRA.
Self-directed IRAs allow individuals to use their IRA funds to purchase rental property, rehabs/flips, private mortgages, tax liens, and much, much more. By using a self-direct IRA, an investor can utilize this “new” bucket of cash to acquire assets that they can better control and thus drive better returns to their IRA. Best of all, the gains from these investments go back to the IRA without any tax implications.
Some people still believe the myth that IRAs don’t allow you to own real estate. This is because Wall Street companies that only sell stocks, bonds, funds, annuities and other kinds of paper assets. They aren’t compensated to sell real estate, and so they don’t pitch it, other than to sell real estate investment trusts, or REITs, which are still securities, rather than direct real estate assets themselves.

We’re continually told the importance of working outside the box. For real estate investors, this advice can’t be more wrong! Wholesaling real estate is among the most popular investment strategies because anyone can do it — you don’t need a real estate license or a lot of money to start. And once you start, with a little effort, it’s nearly impossible to keep the money from pouring into your bank account..

Did you know that every month, within 5 miles of your home, there’s a $15,000 net-profit deal waiting to be had? The hard part is finding it, and then knowing how to creatively structure it into a big-profit deal. There won’t be a large sign in the yard that reads: Stop Here – $15,000 Deal Inside! A common mistake made by many would-be real estate investors is to run a We Buy Houses ad, then sit back and wait for the phone to ring. A truth: The phone rarely rings! Because of this, most new investors go out of business long before they find their first deal!
To succeed at real estate investing, you must get face-to-face with sellers on a regular basis. The fastest, cheapest and most effective way to accomplish this all-important task is to simply knock on sellers’ doors and ask why they’re selling.
In addition to door-knocking, you must continually learn creative deal structuring techniques from experienced real estate investors. The best creative deal structurer I know is Pete Fortunato.
